About Us The founding partners of La Quinta Capital have extensive capital markets and finance experience. Our investment banking training allows us to examine commercial lending from a different perspective compared to the majority of commercial loan originators. In most cases we start out using similar methodologies, examining NOI, appraised value and market rents. However, where ever and to the extent possible, we look to create and insert structure into the loans, utilizing the experience gained from our investment banking backgrounds. The result is that, in certain cases, we are able to finance loans that could not be done using traditional commercial lending methodologies. We are also one of the few lenders remaining to offer a stated product. We both come from the regional investment banking community, and have a combined experience of over 50 years of investment banking and institutional sales. In 1991, while at Coast Partners Securities, we pioneered the securitization of Title One Home Improvement loans. Over an eight year period we aggregated and sold over two billion dollars of this product for securitization through Lehman Brothers and Bear Stearns Conduits. Our experience includes: mortgage-backed structuring and sales, corporate finance and sales, municipal finance and sales and project finance. We are very familiar with mezzanine finance and the structuring of equity and sub debt pieces for private placements. At La Quinta Capital, we underwrite each loan using our proprietary methodology in order to offer our clients a variety of solutions for their borrowing needs. Under our direct lending program, we can loan up to $5,000,000. For loans above $5,000,000, we correspond with a number of life companies that finance larger transactions. In the 1990’s, the largest buyers of our securitized products were the insurance companies, making our relationships within this important financing source long standing.
